A pre-listing inspection is one done post initial inspection. We will come back and recheck the property for any missed, newly developed, or improperly fixed causes for concern. Our pre-listing service includes all the interior, exterior, and major system evaluations offered in the initial buyer’s inspection.
New Construction and Phase Inspection
Newly constructed homes are often expected to be in pristine condition. Far too often they experience issues are just a few months of being exposed to weather and everyday living conditions. A new construction inspection can help identify any potential issues that may arise from poor workmanship, improperly installed or underperforming systems, and other varying mistakes in the building process. We offer a one-time final walkthrough new construction inspection as well as a full 3-phase inspection. Our 3-phase inspection includes a pre-pour foundation inspection, framing inspection, and final walkthrough inspection.
11-Month Builder's Warranty
A home is not considered complete until it’s withstood its first year against the elements. Changing weather conditions of the seasons can reveal many causes for concern that weren’t initially found upon completion. Your builder will likely provide you with a one-year workmanship warranty after purchasing your new home. Having your home inspected after the 11th month and before the end of the 12th month allows you to discover most issues that arise within the first year to present to your builder. The 11 Month Inspection will cover all internal, external, and major systems of your property with an emphasis on settlement, foundations, roofing, plumbing, insulation, painting and trim quality, and more.
Home Maintenance Inspection
One of the most important things a homeowner can do is provide regular maintenance and care to their properties. An annual inspection examines your home from top to bottom including interior, exterior, and major systems and components. Much like keeping your car well-oiled, a well-maintained home will last for generations to come.
Commercial Property Inspection
We assist business owners in understanding the true condition of their potential property investment. Our exhaustive inspection includes a detailed visual examination of the interior and exterior property. Tests will be run on the major systems including plumbing, HVAC, electric, appliances, and more. Additional services include radon detection, mold inspection, lead paint, asbestos testing, and water inspection. Be confident that your property is ready to house your next big endeavor.
4 Point Inspection
4 Point inspections are provided as a way to target and assess the 4 major systems of your home: electrical, plumbing, HVAC, and roofing. Our inspectors will give a thorough visual inspection of each system and provide details on condition, upgrades, age, and life expectancy.
Re-Inspections are offered by request for homes or commercial properties we have previously inspected. Having your property reevaluated before closing gives you one last opportunity to catch any missed causes for concern or newly developed issues.
Loan Draw Inspections
Lenders often rely on a loan draw inspection to determine construction progress to release funds. Draw inspections can assist in mitigating risks inherent in the construction process through on-site inspections.
Pool & Spa Inspections
Our highly trained inspectors examine your pool through visual and mechanical means. Areas of interest include pool equipment, electrical supply, mechanical pool components, and safety concerns around the pool and pool deck.
Lead paint was once commonly used in old homes and can be a major health risk for children, the elderly, and pets. Our lead testing service tests for lead found in paint, dust, soil, air, water, and improperly disposed lead waste.
If you think asbestos may be in your home, don’t panic. Asbestos was commonly used pre-1978 but can be found in newer builds. Our licensed and trained professionals conduct inspections and take samples of suspected asbestos material to assess its condition and advise on the need for correction. Asbestos in good condition need not be sampled unless it is likely to be disturbed. Damaged asbestos must be evaluated and fixed quickly to avoid potentially deadly health risks.
Radon generally seeps from the soil into basements and crawlspaces within your home through foundation gaps and poor ventilation. If left unchecked, radon can reach dangerous levels that can lead to serious health concerns.
Our termite, pest, and rodent inspection looks for termites, pests, rodents, and wood-destroying organisms and conditions they can thrive in. Whether assessing a current, previous, or potential future infestation, our licensed inspectors are here to provide you peace of mind.
The quality of your water is key to combating potential health risks. Homes on well water are especially susceptible to poor water quality. Our water testing analysis is evaluated through a third-party laboratory that tests for E. Coli, Coliform, Lead, Nitrate, Nitrogen, Nitrite, and pH levels.
Mold and Air Quality Testing
Mold can be a problem long before seen by the eye. Mold is especially prevalent in humid climates. Mold exposure can cause many health issues for young and old alike. Our mold inspection service utilizes air and surface sampling to be analyzed by a third-party laboratory.
